It is always wise to look a few years down the line when buying a home. Try to think about how your family is likely to change in the near future.

Doing this ensures you buy a house that you will be able to stay in for many years. Moving is a huge hassle, it is expensive and causes a lot of unnecessary stress and upheaval, so staying in one house for as long as possible, makes sense.

What can you afford?

Now you know what you need it is time to determine what you can actually afford. There are two aspects to this.

Factor one is how much cash you have left, after daily expenses, for paying rent or a mortgage. If you are planning to buy a house, how much you can borrow is the other consideration. You need to be 100% sure about this before you start your home search. Therefore, it makes sense to see a mortgage advisor and find out before looking for a new house.

Once you have worked out what you can afford, and what your family needs it is time to start narrowing down your options.

These days it is possible to do a lot of the research online, but we have discovered that this approach is not as efficient as you may think. In fact, an old school approach still works best when it comes to finding the right home for you.

As an experiment, we went online to find a four-bedroom home, in Leeds, with a garage and off road parking for two cars, within the catchment area of a good school. It took use over an hour to narrow down the options and find just two potential properties.

Yet when we gave the same criteria two different estate agents in Leeds, both came back to us within 15 minutes. They told us what area we should be looking in and came up with ten potential properties between them. In our view, using the local knowledge and expertise of estate agents is still the fastest and best way to find good properties at the right price.
